How to Reduce your Home & Business Electricity Use

While everyone focused on recycling for Earth Day, most forgot that there are two R’s that come before ‘Recycle.’ The phrase goes “Reduce, Reuse, Recycle.” If you aren’t reducing how much you use, and trying to re-use what you do, then the recycling you do will not make near enough of an impact to help make our world a better place to live in. If you truly want to help shift our society to a more sustainable one, you need to work on reducing consumption first and foremost.

images

Reducing your electricity use is a great way to reduce your consumption globally. First off, every little bit of electricity you use must be generated in some way or another. Coal-fired plants emit CO2, but the coal must also be harvested in environmentally devastating ways. Hydrogen power plants seem safer, but they still have a significant impact on aquatic ecosystems. Nuclear power plants of course leave a by-product that will outlive us all, and unfortunately it is not a helpful one. Green power might seem like the way to go, but the batteries that store the electricity generated by solar panels and wind turbines are made from rare metals harvested and processed with environmentally and socially destructive methods. By reducing your electricity use, you can help prevent some of these harmful side effects of consumption.

If you are trying to keep electricity consumption down in your home or business, there are some low-hanging fruit you can reach for first. Everybody knows about CFLs and other energy-saving lighting devices, but not everyone realizes that there is room for improvement in their major appliances as well. You can invest in energy-saving appliances ranging from refrigerators to washing machines, dishwashers to cook stoves. You just need to shop at a place that offers a wide range of items to choose from, like AO. Also check out great deals from Groupon on AO products. There are all kinds of minor appliances that can consume electricity more efficiently, too. From simple oil heaters to box fans, from entertainment systems to clocks, you can invest in machines that use energy more wisely to reduce your electricity consumption.

Renovate Right: Top 3 Tips for Homeowners

Renovating a home isn’t always something that comes quickly or easy. In fact, home renovations can take quite a while and cost you a fair amount of money. That doesn’t mean they aren’t worth doing though.

Once your home renovation is done, you’ll likely find that your property is worth a whole lot more and that you enjoy being in your home. If you need the space for a new addition or elderly parent, you probably don’t have too much choice anyway.

There are good remodeling jobs and bad remodeling jobs though. Keep reading to make sure you get yours done the right way.

index
Budget Appropriately

Before you can even start interviewing contractors you need to sit down and figure out how much money you can afford to spend. That’s because hiring a contractor for a particular job can be a few thousand dollars or a whole lot more.

Decide how much cash you have and what you’re willing to pay for with credit. Once you know those things you can start to figure out what you want to do to your home.

Know Your Needs

A home remodel isn’t always about just making your home look better or improving the resale value of your home. Sure, those things are great, but if you need more usable space that should be the top priority.

Sit down and write out what your home really needs from a remodel. Do you need a home office because you work there full-time now? Do you need a bedroom for a parent or older child?

Make a list and add bullet points with all of the features you really want. You might have to compromise if money is tight, but knowing what you desire and need helps when the contractors get involved.

Hire Qualified Contractors

When it’s time to hire home renovation contractors chances are you won’t know exactly where to turn. Finding qualified builders to work on your home isn’t quite like finding a dry cleaner.

One of the best methods for finding contractors to work with is to ask for real world references. Friends, family members and even people at work who have had work done recently will be able to guide you to somebody skilled.

Just make sure they’ve actually worked with the contractor before. You need to know that you’re hiring somebody trustworthy and good at what they do.

Health issues to be aware of in the home

Many people seem unaware that a large proportion of serious, sometimes even fatal accidents occur in people’s own homes. A home should be a safe place for our family and ourselves; a refuge where we can shut the door on all that is unpleasant in the world outside. However, while it may seem cosy curled up on our sofa, do you know how safe you really are?

Health issues to be aware of in the home

Hazards from the building and its ground

The building itself can pose a major risk to your health, particularly if it is old. There are potential hazards in everything from mould and damp to faulty wiring, outdated building materials such as asbestos or even radon, an invisible, radioactive gas that can exist in the ground below your house. If you have any suspicions that your home may be at risk from any of these, ask your local council to send a building inspector to get it checked out.

Carbon monoxide is another invisible risk that most people do not detect until it is too late. The biggest cause of carbon monoxide poisoning in the UK remains gas fires and other poorly installed appliances, so if your house has gas-fired appliances, invest in a carbon monoxide alarm from your local hardware store.

When was your home built? If it was pre-1978, it is possible that the paint used on the walls contained lead or other banned substances that can be harmful to you and your family’s health. Again, a building inspector will be able to check levels of lead in your home.

Clutter can be a risk

Be careful of leaving your home cluttered and untidy. Messy homes aren’t only an eyesore; they are also a fire risk and cause accidents every year as people fall over things that someone has neglected to tidy up.

Dirt can also cause disease in the form of germs and bugs. Especially if you have pets, fleas, ticks and other parasites can be brought into your home from outside. Clutter makes it hard to clean homes properly, and dirt can linger in nooks and underneath furniture.

How to make your home safe

Don’t panic; it’s perfectly possible to make your home safe, simply with regular maintenance, cleaning and tidying up. Get into the habit of removing shoes when you enter the home to avoid treading in more dirt and bacteria from outside. Use safe and effective, environmentally-friendly and non-perfumed cleaning products to keep your home pleasant and sanitary for the whole family.

Pets can make homes harder to clean, but regular vacuuming can get rid of those annoying hairs – and tried and tested dog flea treatments can deal with the problem of fleas instantly and effectively.

Consider those at particular risk

If your children or any other family member has asthma or other allergies, it is especially important that you keep your home clean and tidy and free from dust and other substances that can trigger an attack.

Our homes should be safe zones for the whole family. Spend a little time checking yours to ensure it provides a safe, accident-free place for you to relax with your loved ones.

Remodel Your Home to Save Money

fidus-custom-home-remodels-st-augustine-14

Buying a home is a major accomplishment, but it’s not without long-term costs. Not only is there the initial expense of purchasing plus closing costs and a down payment, there’s the cost of maintaining the property.

Maintenance and repairs might be few and far in between if you purchase a fairly newer house in good condition. However, homes don’t stay new forever, and items eventually break and need replacing.

Some homeowners make the mistake of putting off repairs and maintenance for as long as they can. But ignoring a problem doesn’t benefit your pocket. A small issue can quickly turn into a big one, ultimately costing you more money. Rather than ignore problems with your home, tackle these and update the home at the first sign of trouble.

With this approach, you can avoid complications and save money. Of course, there’s a bigger question at hand: where to find money to remodel or repair your home?

There’s the option of using a credit card or dipping into your emergency savings account. But this can result in debt, and you might deplete your savings. On the other hand, if you have ample home equity, getting a cash-out refinance can provide funds to remodel your home. Since a mortgage refinance typically has rates lower than most credit cards, you can get a fixed term and save money on interest.

Funds from a cash-out refinance can be used in a variety of ways to give your home a completely new look. Fortunately, you don’t have to do a lot to improve the space. Here’s a look at simple things you can do to give your home an updated appearance.

home-remodel1. Update the kitchen and bathrooms

An outdated kitchen and bathroom can make your house feel old and unattractive. Kitchen and bathroom updates can be costly, but there are ways to complete a remodel without breaking the bank.

The truth is, you don’t need the highest quality of materials to create a newer, improved space. If you want to save money, you can successfully achieve a quality look and boost your property’s value using other types of materials. For example, there’s engineered wood for bathroom and kitchen cabinets that’s comparable in quality to real wood, but at a fraction of the cost.

Additionally, laminate countertops have come a long way over the past few years with styles and colors comparable to granite. For the kitchen, you can find amazing prices on appliances at scratch and dent stores.

A fresh coat of paint and switching out fixtures, sinks, and faucets in both the kitchen and bathrooms with a modern, sophisticated design can polish off any remodel. A minor kitchen remodel offers an 82.7 percent return on investment.

flooring contractor 07_sm2. New flooring

The kitchen and bathrooms aren’t the only areas in your house that’ll benefit from a simple update. Even if your house is tidy and nicely decorated, old or damaged flooring can detract from its beauty.

You don’t have to spend a fortune to update the flooring. You can choose laminate hardwood flooring instead of real wood, and many home improvement stores offer affordable pricing on carpet and tile.

Choosing-Energy-Efficient-Windows3. Energy-efficient windows

Then again, maybe you’re okay with the interior of your house, but you’re looking for ways to make your home more energy-efficient.

If your windows and doors are old and outdated, updating with an energy-efficient alternative provides better insulation, and as a result, your heating and air conditioning unit doesn’t have to work as hard.

There’s the initial cost of buying new windows and doors, but you’ll enjoy long-term savings as your energy costs decrease. “Expect a return on your investment of at least 70 percent.”

On a similar note, you could fix your drafts.

new-furniture-long-island4. New furniture

It takes money to furnish or refurnish an entire house. If you don’t have enough cash for new furniture, it might feel like you’re living in a time warp.Refinancing your mortgage and pulling out some of your equity can provide extra cash to redecorate your living space.

You can buy new furniture for your living room, your family room or your bedrooms. Or use the cash to create a home office. New furniture not only gives your house an updated, fresh look, it creates a space you’re comfortable with.

8 Home Improvements to Consider Before You Move In

Stock image of home improvement, construction or remodeling concept

You finally did it—you purchased a home. But being a resale, it wasn’t custom built for you, so it’s possible you’ll need to undertake several home improvements before you can truly call it your own.

1. Repair/paint walls

With a resale, there’s a good chance you’re not going to like the color of the wall or the wallpaper in at least one room. Rather than moving furniture out of the room, you can save yourself the effort and take care of the repairs/painting before any furniture goes in.

2. Child/pet proofing

If you have kids or pets, or both, then you have a little more work to do than the average homebuyer. It’s possible that the past homeowners were in a similar situation, and therefore, already made the necessary adjustments, in which case you lucked out. Either way, you’ll want to take a walk around the house/yard to identify potential hazards, and make the necessary modifications.

3. Cleaning

Systematically scrubbing down the floors, cabinets and bathrooms allows you to make your new home yours. After all, nothing says a fresh start like a squeaky clean toilet.

4. Bathroom repairs

If any home improvements need to be done that require your water to be shut off, it’s much less of an inconvenience if done while you aren’t living there. Likewise, replacing cabinets, sinks, toilet seats etc. before you move in, will make your life easier.

5. Kitchen repairs

The same principles of bathroom remodeling apply to the kitchen. Having your water shut off, as well as not having access to appliances like a refrigerator and stove/oven can be disrupting to your everyday life. So take care of the remodeling before you move in.

6. Flooring

Obviously, tearing up your floors is easier when you haven’t moved in.

7. Security

Some people only feel safe with a twenty foot high gate and armed guards, while others don’t even lock their doors. So depending on your own personality, and the new neighborhood you live in, you might want to consider changing the locks and adding a security system.

8. Pest control

Hopefully, you won’t have to deal with any little critters as house guests. However, it’s entirely possible they’re already there, so walk around the inside and outside to find out if you need to make a call to pest control.

How to Find Out What Your Home Is Really Worth

property value

There’s no Kelly’s Blue Book for houses. Unlike cars, stocks, or commodities, every house is unique and has its own value reflecting age, size, location, condition, and features.

For most homeowners, their home is their most valuable asset. They need to know its value to refinance their mortgage, their home, or plan their retirement or estate. Determining a house’s value, however, is not an easy task.

Price and Value

It’s important to begin with an understanding of the difference between price and value. Prices paid for homes reflect marketplace conditions like demand and the supply of homes. Bidding wars, mistakes in list pricing, low appraisals, changes in mortgage interest rates, and effectiveness of marketing techniques can all affect a house’s closing price—but they have nothing to do with a house’s intrinsic value.

It’s often said that a home is worth what someone will pay for it, but that’s not true. A mortgage lender will want convincing data and a professional analysis that a house had a specific value. In the event the owners default their mortgage, lenders are going to what to know what lots of people would pay for it, not just one.

Appraisals

The last work on home values in real estate usually rest with appraisers, who lenders hire to value homes before closing a mortgage. Appraisers inspect the home and research recent sales of comparable homes (comps) to get an idea of current market prices. They also research the home’s sales history and databases of appraisals of similar homes in the immediate vicinity.

An appraisal that comes in lower than the contract price can have serious consequences, since lenders won’t loan more than the appraised value. If that occurs, Sellers have to take less or buyers must come up with more money to make the deal work.

Sellers can guard against losing deals to low appraisals and get guidance on how to price their home by conducting their own appraisal before listing. Also, their real estate professionals will provide reports called competitive market analyses (CMA) that list nearby comps and provide a range of values for pricing purposes.

Big Data Solutions

One of the problem with appraisals and CMAs is that they are based on current and recent past values, but they can’t really anticipate how a home’s value might change in the near future.

To get fix on near term trends in values, real estate analytics firms are harnessing the computer power of big data applications to create databases of house values that go down to the level individual houses. One database, developed by Allan Weiss, former CEO of Case Shiller Weiss, uses indexes based on each homes’ sales history combined with other factors including location, size, price tier, and age to come up with a valuation and 12 month forecast for nearly 100 million homes. Weiss also creates dynamic maps of later metros a 5500 Zip codes to illustrate how values are changing. You can get a free valuation of your home here.

Technology is helping homeowners and buyers value their properties more accurately than ever before so that they can make informed decisions about the most valuable asset they may own.
